Step 1 – Register

Ensure you are registered with local agents to receive new properties as they hit the market. Click here to register with us.

Step 2 – Arrange viewing

If you see a property that you may be interested in, let us know that you wish to view. We will then ask you some details to make sure the property is suitable for you, and arrange a convenient time to show you around the property. Click here for all of our current available properties.

Step 3 – Attend a viewing

A member of our lettings team will meet you at the property and show you around, answering any questions you may have. If you are unable to attend an in person viewing, virtual tours may be available to you.

Step 4 – Make an offer

Once you have decided you would like to proceed with a particular property, please advise a member of the lettings team who will send you through an offer form to complete. You will need to include details of who will be living in the property, contract length, move in date, and any works you would like completed prior to moving in.

Step 5 – Landlord's decision

We will then put your offer to the Landlord, who is free to decide whether they would like to accept or decline. If your offer is declined you will have the opportunity to revise it, unless another party’s offer has already been accepted. If your offer is accepted, we will send out an offer confirmation letter detailing all of the next steps. You will need to pay a holding deposit of 1 week’s rent to secure the property.

Step 6 – Referencing

Once your holding deposit has been paid, we will send you a link to our referencing company, Let Alliance, who will conduct the references. We generally carry out a credit check, income reference and Landlords’ reference, depending on your personal circumstances, along with a Right to Rent Check. Step 7 – Contract

Once your references have passed, our progressing team, Angela and Keeley, will send out your tenancy agreement for you and your Landlord to sign. You will also receive copies of the property’s safety certificates, including EPC, an electrical safety certificate and a gas safety certificate (if the property has gas). If Cavendish are holding your deposit, we will send you a copy of the Tenancy Deposit Scheme Guide.

Step 8 – Final monies and arrangements

We will request your final monies to be paid 7 days before your tenancy starts. This includes your first months rent, your 5 week security deposit, with your holding deposit subtracted. We will also arrange key collection from our office or a check in at the property on move in day, and ask that you set up a standing order for your monthly rental payments (if applicable). We will contact your local council and water company to inform them of your tenancy start date. You will be responsible for organising your utility and broadband providers.

Step 9 – Key collection, inventory report and post move in

On the start date of your tenancy, you may collect keys from our office, or meet a property manager at the property for a check in. During a check in, you will go through the inventory with your property manager and sign it to say that you agree. If you are moving in without a check in, your inventory report will be sent to you electronically for you to sign. If we manage your property, you will be given Rachel Walkling’s contact details should you need anything, or alternatively your Landlords’. You will receive your tenancy deposit scheme certificate within 30 days either from Cavendish or your Landlord, based on who is holding your deposit. Congratulations – you are now a tenant!
